On a multi-store rollout, procurement is the schedule. The general contractor's bar chart is a downstream artifact of decisions the owner made three months earlier at the specification table.

The three lists

  • Long-lead items: stone, custom millwork, imported lighting, specialty hardware.
  • Brand-controlled items: fixtures, visual merchandising, digital elements.
  • Site-purchased items: consumables, generic MEP, expendable materials.
The finish that arrives late is the finish that defines the punch list.

Consolidate vendor accountability. One expeditor per category, not per store.

A disciplined procurement plan is what allows five stores to open on staggered dates without five different problem sets. It is the least visible part of retail project delivery and the one that most reliably protects the opening date.
